Booking Terms and Conditions

Bookings

All online bookings are subject to current availability and can only be made by persons over the age of 18. A deposit of 25% of the total cost of the booking will be due at time of booking. All bookings are formally confirmed when we issue you with your confirmation invoice. Your confirmation invoice will set out the accommodation you have booked. It will include the dates of your booking, the total amount payable for your booking and the dates on which payments are due. We will issue you with your confirmation invoice by post or email. The full balance of your holiday is due 4 weeks before your arrival date.

We may offer you the option of provisionally holding a booking if you contact us by telephone or email. We will let you know how long we are able to provisionally hold your booking for when you contact us– if you do not confirm your booking by that time, the accommodation will be released for general sale.

Arrival & Departure

The holiday cottages are ready from 4pm on the day of your arrival. Earlier arrival may be possible by arrangement. Departure time is 10am which can again be extended outside of the main busy periods.

Cancellation & Insurance

We recognize that sometimes cancellations can occur. In this case we would look at moving your booking to an alternative date but if that is not possible here are our cancelation guidelines:

We are only able to offer refunds at this time if the cottage is re let. If you are unable to visit due to Covid-19 / local restrictions then we are happy to transfer your deposit / money paid towards a new date.

We have all the necessary third party and public liability insurance. However, we do recommend that you take out Personal Travel and Cancellation Insurance.

In the event of the accommodation becoming unavailable (such as fire or flooding), we will endeavor to provide the Guest with suitable alternative accommodation or will refund all monies paid or a proportion in the case of curtailment. We cannot, however pay any compensation or expenses as a consequence of such an event.

Damages

The Holidaymakers shall keep the Property and all furniture, fixtures, fittings and effects in or on the Property in the same state of repair as at the commencement of the holiday. They shall leave the Property in the same state of cleanliness and general order in which it was found. The Holidaymaker must report and pay the Owner the cost of any damage or breakages made during their holiday occupancy. The Agency and the Owners reserve the right to make a charge where guests have contravened an Owner’s request for their property to be smoke free. (In order to comply with the Unfair Terms in Consumer Contracts Regulations 1999 the amount of such a charge should not be more than the cost of the cleaning)

Access

Due to the position of some of our properties and nature of the environment, some may have better access than others. If you have any mobility restrictions or other disability then please contact us  prior to booking and we will advise on the suitability of your property choice. Allergy sufferers should also check with us first regarding suitability of their property if their condition is serious.

Property Usage

Properties can only be used as a holiday cottage and cannot be used for any form of gathering without approval. Persons found not adhering to this guideline will be in breach of contract and will need to depart from the premises.

The Holidaymakers right to occupy the Property may be forfeited without compensation if:-

More people or pets than declared at the time of booking or before the commencement of the holiday to the agency and/or the number the Property holds, attempt to take up occupation.

Overnight guests are entertained without the Owner’s express permission.

Any activity undertaken which is illegal or may cause unreasonable damage, noise, behaviour will also result in a breach of contract.

Dogs

Each dog or pet will be charged at £10.00 for up to 7 nights. £20.00 for up to 14 nights and an additional £10.00 for every week or part week thereafter. However, any damage or excessive cleaning  may incur an additional charge.

We ask dog owners to observe the following rules (failure to do so may result in you being asked to leave without compensation).

Dogs must be under strict control at all times while in the property

Any fouling of lawns etc. must be cleared up without delay.

The dog owner must bring the dog’s bed or basket for sleeping in.

Dogs MUST NOT be left alone in the property or elsewhere at any time.

Dogs MUST NOT lie on beds or furnishings, and hair must be well cleared up before departing.

Dog owners must ensure that their pets are free from parasites and fleas before they occupy the property. Failure to do so will incur subsequent charges.

Complaints

Every effort has been made to ensure you holiday is as enjoyable and trouble free as possible. However, if something does not meet your requirements please contact us immediately and we will endeavour to correct the situation. Our onsite office is open every day between 9am – 6pm or we can be contacted on 01437 710263. The earlier we know of such issues the quicker we can rectify it.

You must take all necessary steps to safeguard your personal property. We will not accept liability for loss or damage of your property.
